Which Survey?
Box Residential provide 2 types of report
A Valuation, as would be provided for a mortgage is not a structural inspection and would only be required to establish the market value of a property.
We offer 2 types of ‘survey’ which can be undertaken to provide a detailed picture of any potential structural defects such as damp, woodworm, structural movement, roof problems and any other issues which might be of concern to a purchaser.

LEVEL 2 RICS HOME SURVEYS
Suitability
Houses, chalets, maisonettes, flats, bungalows of traditional construction in an apparent reasonable state of repair; typically built after 1900
Type and Style
A shorter standard format of report designed as an accessible and easy to understand report format. Each element of the structure is summarised with a condition rating. The rating is flagged as a ‘traffic light’ – red, orange or green to give a visual and numeric guide as to the condition of each part of the property.
Focus
Report considers significant and/or urgent defects which allows the client to consider if the purchase should proceed.

LEVEL 3 BUILDING SURVEYS
Suitability
Residential properties regardless of condition but particularly suited to properties that are in a poor state of repair or have been altered considerably.
Traditional or non-traditional construction and properties of any age and properties typically built before 1900.
Type and Style
A Level 3 Building Survey is a detailed report that can be tailored to the client’s needs.
Focus
A detailed report of the building construction, condition and remedial works required.
