Why do I need a survey?
The purchase of a property is usually the largest single investment you will ever make and many people rely solely on the market valuation report. In undertaking the market valuation, the Surveyor is only concerned with problems that might affect the security of the loan for the lender, and not whether you have any defects that need fixing. In some cases, the property will not actually be inspected and you may not get a copy of the report.
Before purchasing the property, it therefore makes sense to have an in-depth knowledge of its condition. Homeowners sometimes undertake alterations to extend and alter the property which might include the removal of walls or chimney breasts. These alterations can substantially affect the structural integrity of the building and if gone undetected, may result in considerable expense later.
The Consumer Association advise that you get a survey done before you buy, and not just rely on a mortgage valuation. A survey is a small price to pay for peace of mind and you may even recover the cost if the survey helps you re-negotiate the purchase price. A study by Which? found that those homebuyers who obtain a defects survey, achieve a price reduction which is negotiated based on the findings presented to them in the report, demonstrating the value of such reports.

FAQ’s
Fees for a level 2 Home Survey are based on the value of the property starting at around £475 for a property value of up to £200,000.
A level 3 Building Survey starts at £600 for a property value of £200.000.
VAT is included at 20%.

How soon the survey can be booked in, will depend on several factors such as current levels of work and availability of the Vendor. The report will normally be ready within 5 working days of the inspection. If required, the surveyor may telephone you on the day of the inspection to give you a brief summary of the issues you might wish to be aware of before the full report is produced.
